Govt. dealing carefully with unauthorized colonies

New Delhi:
On this Monday Chief Minister Sheila Dikshit stated that “government is dealing very carefully with the unauthorized colonies but in efficient manner.” Whereas, confirmed the reprieve to approx 1,239 unauthorized colonies those have found illegal under the government authorized sleuths.
Reportedly, sleuth report filed by Divisional Commissioner Vijay Dev that Urban Development officials have violated the norms in year 2008 at the time of approving provisional reprieve, and that the fraud called for a criminal probe.
While talking with media Sheila said that “I held a meeting with top officials of all the departments concerned and instructed them to verify eligibility of all the colonies before approving the final amnesty.” She added that, she has called the meeting to go through from the investigation report submitted by the Divisional Commissioner. Officials have today told me that the amnesty for unauthorized colonies was only provisional,” she said.

A TDR concept in Chennai

Chennai: The Chennai Metropolitan Development Authority (CMDA) is emphasizing on Transfer of Development Rights (TDR) activities that, it should be acceptable for public and successful to the public agencies. This will be the second master plan for the Chennai Metropolitan Area (CMA) for the approval of regulations of TDR. In 2009 government has sanctioned the TDR idea as well as in 2010 government has also approved special TDR for the slum re-settlers.
The idea of TDR for bit of time in several states such as Andhra Pradesh, Karnataka and Maharashtra, Chennai has a different benefit.
Whereas, in Mumbai if city takes TDR for residential purpose then it will be fix for only residential purpose where, contrary to this in Chennai TDR will be used for both purposes residential as well as commercial too.
In 137 planning permission application cases the TDR has so far been partially utilised in situ.
The total amount of land has been taken for street configuration, road widening and link road is 48.6 ha. Whereas, the estimated cost of the surrendered land Rs.85crore. However, for Chennai Metro Rail Project there are approx seven property owners has shown their interest in the project and also agreed to surrender some peace of land for Metro Project by opting Development Rights Certificate (DRC). .

Dow Corning Q4 and 2011 year-end results

Mumbai: Dow Corning has announced its results for the fourth quarter and full year of 2011. Dow Corning recorded record sales of $6.43 billion in 2011 while adjusted net income decreased 15 percent compared to 2010. Adjusted net income excluded a gain on long-term sales agreements. Fourth quarter sales decreased 4 percent compared to fourth quarter 2010 as prices softened in the face of global economic volatility. Additional information about Dow Corning’s financial results:

• Sales were $1.52 billion, 4 percent lower than last year’s fourth quarter.
• While demand was reasonably stable, prices softened across most geographic regions.

Up-gradation of National Highways in across the country

Ministry of Road Transport Highways received 319 proposals from across the country, out of which 47 has been sanctioned
UP has maximum number of proposals with 56 proposals out of which 22 has been approved

The Ministry of Road Transport Highways has received proposals for the upgradation of National Highways from the states under Plan non-plan to be taken up through budgetary resources and it has sanctioned them during the current financial year. The proposals furnished by respective State Governments are sanctioned based on conformance to Ministry’s circular/standard guidelines, traffic intensity and inter-se-priority of works, subject to overall availability of funds.
The central government has received 319 proposals for upgradation of national highways from across the country out of which 47 proposals has been sanctioned. However, fund has been sanctioned for upgrdation for highways Rs 2,343.393crore.
The Uttar Pardesh has toped the list of states with 56 proposals those have sent their proposals for up-gradation out of which 22 proposals has been sanctioned.

There are so far 25 housing societies have applied for polling booths in their vicinity

Pune: The commissioner of state election Neela Satyanarayan has allowed setting up polling booths in private properties comprising co-operative housing societies has taken a robust move in the right direction.
The State Election Commission (SEC) has taken this decision as schools and colleges are engaged due to exams are going, so because of this only SEC has taken this alternate step for the ease of civic polls in Maharashtra which will be held in the second half of February. This decision is welcome as it stands to serve a larger purpose.
On the other hand another reason would be that, the polling response from the cooperative housing societies are very poor, SEC senior official said. Another big reason is the big dilemma over voter list, so it would certainly help us, they added. This method will also benefit to save the timing.

Peddar Road residents against of amphitheater in society, moved to HC

Mumbai:On Tuesday Peddar road residents moved to Bombay High Court opposing to construction of a proposed film museum, an amphitheater and a basement parking lot in the area. Emphasizing it to direct the Ministry of Environment and Forests (MoEF) and the Director General of Films Division to shift the project to Film City in Goregaon, which they termed “an appropriate alternative location.”
Despite alleging irregularities in granting permission for construction activities by the Brihanmumbai Municipal Corporation (BMC), residents of St Helen’s Court, Sterling Co-operative Housing Society, Ajoomal Co-operative Housing Society and Sett Minar Co-operative Housing Society, have also said that the proposed construction in the Films Division premises at Peddar Road violates the Maharashtra (Urban Areas) Preservation of Trees Act, 1975, the Maharashtra Regional Town Planning Act, Development Control (DC) Regulations and Coastal Regulation Zone (CRZ) regulations.

DHFL gets FII investment nod from RBI

The Reserve Bank of India today notified that M/s. Dewan Housing Finance
Corporation Limited has passed resolutions at the board of directors’ level and at a
special resolution by the shareholders, to enhance the limit for purchase of its equity
shares and convertible debentures by Foreign Institutional Investors (FIIs), through
primary market and stock exchanges, under the Portfolio Investment Scheme to
60 per cent of its paid up capital.
Foreign Institutional Investors can now purchase equity shares and
convertible debentures of M/s. Dewan Housing Finance Corporation Limited through
primary market and stock exchanges under the Portfolio Investment Scheme,
provided :
• FIIs through primary market and stock exchanges up to 60 per cent of
the paid up capital of the company under Portfolio Investment Scheme.

1. Every slum structure existing prior to 01/01/1995 is treated as protected structure.

2. Every slum dweller whose name appears in the electoral rolls as on 01/01/1995 and who continues to stay in the slum is eligible for rehabilitation.

3. Every eligible residential slum structure is provided with an alternative tenement admeasuring 225.00 sq. ft. preferably at the same site, irrespective of the area of slum structure.

4. Every eligible slum structure that is being used for commercial purposes is granted an alternative tenement having area equal to the structure subject to an upper limit of 225.00 sq. ft.

5. A minimum of 70% of eligible slum dwellers in a slum pocket come together to form a co-operative housing society for implementation of Slum Rehabilitation Scheme. (SRS)

6. The underlying land is used as a resource for the SRS.

7. The slum dwellers appoint a developer for execution of SRS.

8. The developer puts in resources in the form of money, men and material for construction of free houses for the slum dwellers.

9. The developer is compensated for his efforts in the form of free sale component.

10. The developers are allowed to construct tenements for sale in the open market. The area allowed for sale in the open market is equal to the area of tenements constructed for Rehabilitation of slum dwellers.

TRAVEL The rising rupee is helping a growing number of Indians travel to the US
For 66-year-old Subramanium Srininvasan, a retired Hindustan Unilever executive who has travelled to South East Asia and Europe, a holiday in the US has been a long-cherished dream. Ans his dreams are about to come true.
He says: “I will finally be able to take that trip to the US with my family. In fact, everything has worked out perfectly. It is not as tough to get a US visa as we had imagined.The interview was a breeze and we got the visa within a month. We have also got air tickets to suit our budget and are looking forward to meeting friends and relatives who are living in the US.”
Srininvasan is only one of the thousands of Indians who would be visiting the US this year. According to travel trade projections, most Indians will head to the US this summer.
With outbound travel showing strong growth over the past two years, the number of Indians who have booked themselves for organised tours to the US has also gone up by 40 per cent compared to last year. The trend will get stronger this year too.
The number of B1/B2 (business/tourism) visas has gone up by 79 per cent. According to information provided by the US Consulate, during October 2006 to September 07, the country issued 322,000 visas as compared with 180,000 visas in the same period in the past year.
The factors that have fuelled the growth and allowed tour operators to be bullish on the US sector are speedy issuance of the visas by the US, firming of the rupee vis-a-vis the dollar (firmed up by 15 per cent in the last two years) and an increase in passenger capacity on the sector by the national as well as international carriers.
“The speed at which US visas were issued increased substantially last year. This was because the embassy took proactive measures to clear the backlog. We now have a situation where if a traveller is to apply for a visa today, the interview dates would be given for the same week as compared with the time when they were given for three to four months later,” said Arup Sen, executive director, CoxKings India Ltd.
Though some of the travellers to the US are first time holidaymakers, majority are evolved travellers who have visited Europe, South East Asia and Australia.
Software techies and BPO executives, who travel to the US on work, also lure a lot visiting friends and families tourists to travel to the US. Another category of travellers is of parents who have their children studying in the US.
Take for example Pradip Raychowdhry, a 55-year-old who has booked an 11-day holiday tour to the West coast. “I am looking forward to meeting my son who is studying medicine in Georgia, after the tour is over,” he says.
“If the number of the leisure traveller is about 18 per cent, the visiting friends and families form 20 per cent of the bulk visiting the US,” said Nishant Kashikar, head marketing, SOTC, adding that the number of travellers booked with them for this season has already quadrupled compared to last season’s figures.
Addition of capacities and enhanced route network by airlines has also helped add to the numbers. All airlines put together fly 5,000 seats a day to the US including direct flights from India. “The US route is a high-load-factor route with almost consistent loads of about 80 per cent all year round,” said an airline executive.
“In the last 12 to 18 months, there has been a three-fold increase in capacity on the India-US route due to a number of carriers starting non-stop flights with 20 non-stop services per week. Besides the Indian carriers, close to 30 per cent of the US-bound passenger traffic is also carried by West Asian and South East Asian airlines,” said Sen.
But the firming of the rupee is not essentially going to translate into cheaper tours for Indians. What the tour operators would instead do is throw in some extras.
“An Indian vacationer is typically looking for a holiday with bits of everything.We would offer free Caribbean cruises or combine Alaska with free cruise to Bahamas for four nights and the like but not essentially bring the tariffs down,” said Kashikar.
Another interesting reason that is drawing tourists to America is the South American appeal and destinations like Brazil and Argentina and also the popularity of Machu Peechu (Peru) after being declared the latest seventh wonder of the world.
It is estimated that a total of 30,178,69 Indians would have visited foreign locales (US excluded) by the end of this financial year. Travel to South East Asian countries has been steady and Europe is a third favourite destination (if UK is excluded).
The US would be elbowing out last year trends that were more towards Asia (attracting 59 per cent of the outbound travellers) with as many as 17,77,869 visitors thronging destinations of Malaysia, Singapore and Bangkok. UK attracted 26.5 per cent of the Indian holiday makers.
The exotic locales like Bali,Vietnam and West Asia still do not attract a formidable number as far as an Indian traveller is concerned. The projections for the total outbound tourist figures for various countries can be taken as an indicator as destination preferences.
Australia has not been able to create a thunder as only 90,000 tourists would be visiting Australia till March this year, as compared to 83,700 last year. Overnights for Switzerland have increased marginally to 350,000 over 290,000 over last year.
The projections remain buoyant for the next year as well. “US is going to be our key destination for the year 2009,” said Deepak Kalra, CEO, makemytrip.com.
